Why Building Codes Matter in Florence and Beyond
In Northern Kentucky cities like Florence, following proper building code isn’t optional—it’s the foundation of a safe, lasting outdoor space. Whether you’re adding a simple deck or a large multi-level structure, code compliance keeps your project legal, strong, and ready for inspection.
Deck and patio construction in Florence is overseen by the Boone County Building Department, which enforces state-level residential codes. If your deck doesn’t meet their requirements, you’ll face delays, extra costs, or even be forced to rebuild parts of your structure.
Deck Footing Depth and Requirements
Footings are what keep your deck from shifting or sinking over time. In Florence and surrounding Northern Kentucky areas, deck footings must extend below the frost line—usually at least 30 inches deep.
The width of the footing and how many you need depend on the size and weight of your deck. If you’re including heavy features like planters, hot tubs, or roofs, your footings will need to be wider and stronger. Footings must be inspected before concrete is poured.
Railing and Guardrail Safety Codes
Any deck higher than 30 inches off the ground is required to have a guardrail. The railing must be at least 36 inches tall and strong enough to resist pressure from people leaning or pushing against it.
Baluster spacing is also important—there should be no more than 4 inches of space between each one. This helps protect children and pets from slipping through gaps. All railing components must be secured with approved hardware, not just nails.
Stair Placement and Handrail Rules
If your deck includes stairs, there are specific codes you must follow. Risers (the vertical part of the step) must be between 7 and 8 inches tall, and treads (the horizontal part) must be at least 10 inches deep.
If your stairway has four or more risers, you’ll need a handrail on at least one side. Handrails should be between 34 and 38 inches in height and easy to grip. The stairs must also land on a stable surface like a concrete pad, not bare ground or gravel.
Framing, Load Requirements, and Structural Strength
Your deck’s framing must be able to support the “live load” of people and furniture, along with the “dead load” of materials. In Northern Kentucky, the live load requirement is typically 40 pounds per square foot.
Joist spacing should be 16 inches on center for pressure-treated lumber. If you’re using composite decking, the spacing may need to be tighter depending on the product. Connections between beams and posts must be made using bolts or approved brackets—nails alone won’t pass inspection.
Inspections Required for Deck Projects
The Boone County Building Department will require inspections during the building process, including:
- Footing inspection – before concrete is poured
- Framing inspection – after framing but before decking is installed
- Final inspection – once the structure is complete
Failing any of these inspections can delay your project and lead to costly corrections. Working with professionals who know local code requirements makes the process smoother.
Avoiding Common Code Mistakes
Even experienced DIYers can miss important code details. Some of the most common mistakes we see in Florence include:
- Footings too shallow or not aligned correctly
- Missing or loose railings
- Improper stair construction or spacing
- Joist spacing not matching material specs
- Failing to use required metal brackets at critical connections
